Noriker is looking to partner with landowners like you to host a BESS site on your land, helping to support a greener and more resilient electricity grid. You can realise value either through an option to purchase or an option to lease. Under a lease, a BESS site offers sustainable, long-term income while diversifying farm or estate revenue. Alternatively, the land can be purchased prior to the start of construction of a developed project. In either case, you will benefit from the value uplift created by developing a renewable project.

How can I find out if my land is suitable for a renewable energy project?
The primary consideration is the ability to connect to the electricity grid. We would be happy to analyse the potential of your land, free of charge and without obligation. Our fully qualified experts handle site evaluation, design and assessment, using desktop geographical analysis tools and factoring in nature conservation, ecological impact, planning considerations, and the local electrical infrastructure.
What costs should I expect?
None. Noriker Power covers all costs of project development and implementation. No expenses are incurred by the landowner—even if the project does not proceed. This includes land agent fees, land registration fees, legal costs, and all expenses related to the option to lease or option to purchase agreement.
Why is it necessary to sign a contract early in the planning process?
Project development is time-consuming and financially demanding. Expert reports and assessments involve high costs, which we can only commit to if the landowner agrees to proceed with us. A signed agreement also allows us to engage with local and national authorities. Landowners retain a right of termination if the project cannot be realised.
Who pays for any potential damage to my property?
During the development phase, Noriker Power will put right or compensate for any intrusive investigations. Once the project is developed and starts construction under a lease, the project company is liable for full reinstatement of the land to its original condition at the end of project life. This is typically backed by a Parent Company Guarantee of Reinstatement. Insurance is also maintained throughout the construction and operation period.
How can I be sure that the land lease will be paid as agreed?
Noriker ensures that any funding party involved in a project meets all financial obligations, including the lease. These funders are typically large corporates or investment funds who strictly adhere to contractual terms. We further protect landowners through robust restoration guarantees, ensuring land is returned to its original state at the end of the project or lease.
